Biography

Albert Alfatovich Suniev is General Director of Department for Experimental Development of Neighborhoods (DED) and CEO for Real Estate Development at Mosinzhproekt JSC.

He was born on March 17, 1980, in Kazan, Republic of Tatarstan. In 1997, he finished high school on top of his class and was admitted to the Institute of Public Administration, Economics and Finances of Kazan Federal University. In 2002, he graduated from it, specializing in management.

He started his career at VolgaKamaMechanizatsiya LLC and in 2004, he became General Director of Lait LLC. In 2007, he resigned and became General Director of Altekhstroy LLC, for which he worked successfully until 2011.

In 2011, he started working for the Moscow construction company Department for Experimental Development of Neighborhoods as General Director. Since he became its head, the company evolved from a modest municipal organization to a large real estate development holding. Since 2017, DED has been participating in the Moscow housing renovation program.

Concurrently, Albert Suniev had been holding the position of the First Deputy General Director for Real Estate Development at Mosinzhproekt JSC since 2014 and became its CEO in November 2020. He is in charge of the transition hubs construction program in Moscow.

Albert Suniev has won several awards and received numerous appreciation letters. His first accolade was the Medal “In Commemoration of the 1,000th Anniversary of Kazan”, which he received in 2005 for his great contribution to the development of the capital city of Tatarstan.

Awards and Honors

During his DED career, he received two certificates of commendation from the Department of Urban Planning Policy of Moscow, one in 2013 and the other in 2015, two appreciation letters from the Deputy Mayor (in 2015 and 2017) as well as a personal certificate of appreciation signed by Moscow Mayor Sergey Sobyanin in 2016.

In 2016, Albert Suniev became an Honorary Builder of Moscow.

Each terminal metro station is viewed not just as part of the city’s transport infrastructure, but also as an element of the district development and improvement program.

Transport hubs help create jobs and boost the local economy. What does the city get from it? First of all, a more comfortable living environment, new jobs, a more developed urban infrastructure as well as new taxes on profits and property. And all that is thanks to investments.

Albert Suniev on Improvement of Moscow Infrastructure

According to Albert Suniev, General Director of Department for Experimental Development of Neighborhoods (DED), cooperation with city authorities is a very attractive opportunity for developers nowadays.

Cases in point are several successful transport hub projects in various districts of Moscow.

“To attract investors to our transport hub construction projects, we do our best to propose the most favorable terms. First and foremost, we provide fully prepared construction sites connected to utilities, with all necessary permits and documents ready. In other words, we create optimal conditions for successful economic development of the territory, that is why our projects are so much appreciated by investors,” Albert Suniev says.

The basic purpose of a transport hub is to serve as a means for integration of less developed city districts into the urban infrastructure. When we just started, we viewed each end station of the Moscow metro not just as part of the city’s public transportation system, but also as a junction point at the district level. We studied the local road network and checked if there was free access to the station for the means of public transport. All these factors are important and must be integrated into any civil engineering project.

Reconstruction of Krutitskaya Embankment: One Quarter Done

According to Albert Suniev, General Director of Department for Experimental Development of Neighborhoods (DED), reconstruction and landscaping of the embankments of the Moskva River are essential for the development of the city. “Public spaces at the waterfront shall become new attraction points for the citizens and integrate abandoned and half-forgotten industrial zones on the river banks into the city infrastructure,” he says.

Albert Suniev on Embankment Reconstruction near Begovoy Apartment Complex

“The construction of the Begovoy apartment complex is a good example of comprehensive city planning. We do not just build housing; we create a new city space in which people can feel comfortable and relaxed,” Albert Suniev says.

According to him, extensive landscaping work has already been completed on the embankment. The bank has been stabilized; the raising of monolithic structures is nearing the end, and the facing of the embankment with granite slabs is in progress.

The connection of light fixtures to the city grids is on the way, too. The landscaping is slated to be finished by the end of the year.

Seven New Transport Hub Projects Put Out to Tender

Seven new transport hub projects with a total worth of nearly 670 million Rubles have been recently put to tender, according to Albert Suniev, First Deputy General Director at Mosinzhproekt JSC.

“The projects include several multifunctional centers and shopping malls as well as a sporting venue, all designed as parts of those transport hubs,” he told reporters.

He also said that the shopping malls were planned to be constructed as parts of the Lianozovo-2, Timiryazevskaya-1, Ryazanskaya, Klenovy Bulvar, Dmitriyevskogo Street-4 and Yugo-Vostochnaya transport hubs.

Investor to Build Shopping Mall at Nizhegorodskaya Transit Hub

A big shopping mall is slated to be constructed as part of the Europe’s largest transit hub Nizhegorodskaya (former Ryazanskaya) in the South-East of Moscow, according to Albert Suniev, First Deputy General Director at Mosinzhproekt JSC.

“The construction will be carried out in three phases. As of now, we are tendering the first part of the project, which includes a shopping mall with a floor space of 14,200 square meters, connected to several passenger terminals,” he said.

The bidding is supposed to start at 179.3 million Rubles.

“In the future, we also plan to construct a non-residential apartment complex that will accommodate office premises, a public service center “My Documents” and a parking lot,” Albert Suniev added.

Renovation Resettlement Apartment Complex to be Built near Timiryazevskaya Transit Hub

A new apartment complex is slated to be constructed near the Timiryazevskaya transit hub as part of the comprehensive development of territories. Some of the apartments will be handed to citizens resettled under the Moscow renovation program, according to Albert Suniev, First Deputy General Director at Mosinzhproekt JSC.

“We will put it out to tender shortly. A potential investor will be expected to build an apartment block with the total area of 38,500 square meters. The construction site is located near the Timiryazevskaya metro station,” he said.

He also said that several apartments with the total area of 4,000 square meters will be placed at the disposal of the Renovation Foundation to be handed out to resettles under the renovation program.

“The starting bid is 123,7 million Rubles,” Albert Suniev added.

Footbridge across Yauza to Be Part of Elektrozavodskaya Transit Hub

A footbridge across the Yauza River is to connect Semyonovskaya and Rubtsovskaya embankments in 2022, according to Albert Suniev, First Deputy General Director at Mosinzhproekt JSC.

“It will be constructed as part of the Elektrozavodskaya transit hub. Next to it there will be a public garden, and we also plan to improve and landscape the Semyonovskaya embankment that stretches about a kilometer along the river,” he said to reporters of Interfax-Nedvizhimost.

An apartment complex with the floor area of 65,000 square meters is also slated to be built as part of the Elektrozavodskaya transit hub by the end of 2022.

Earlier Albert Suniev had also said that the footbridge across the Yauza was to be 75 meters long.

“We will use light and modern materials. The glazed parts, for example, will be made of semitranslucent polycarbonate,” he had added.
